What is a depreciation report?

It's a planning tool forecasting future funding and expenditures from your CRF
Why do Stratas need a Depreciation Report?
They are mandatory in BC for all stratas with more than 4 units.
To plan financially for repairs and replacements over time, avoiding surprises.
The market (real estate purchasers, insurers, etc.) demands them.
How long does the process take?
Typically, we complete reports within 4 to 6 weeks, depending on strata size and complexity and the availability of data.
Our experienced professionals conduct thorough on-site inspections of your strata units.
Who performs the inspections?
Are reports BC specific?
Yes, all reports comply with British Columbia’s regulations and standards. We have been completing Depreciation Reports fully compliant to BC's requirements since they were first mandated in 2011.
What Information is Required?
In order to complete a thorough Depreciation Report, we need to be provided with historical financial statements showing year-end CRF balances and CRF expenditures, AGM and SGM Meeting minutes, the current year's budget, building and strata plans, the Strata Bylaws and a summary of maintenance/repair records.
Ideally, 5 years or more of historical data are available for review.
