Why Your Strata Needs a Depreciation Report
As of July 1, 2026, every strata corporation in Metro Vancouver, the Fraser Valley, and the Capital Regional District with five or more units is required to have a current depreciation report on file. Under BC's Strata Property Act, corporations must renew this report on a five-year cycle — councils can no longer defer it by vote. A depreciation report gives your strata a clear, 30-year outlook on repair, maintenance, and replacement costs, along with funding models that show whether your contingency reserve fund is on track. Without one, owners risk being blindsided by special levies for major repairs that could have been planned for years in advance.
